Strategy for housing new College Student

I'm looking for good advice on finding the right home, condo or other suitable investment in a college town where my daughter can live and I rent/lease the rest. I would rent/lease it after she's graduated for long term investment income. Is pre-existing the way to go? I'm considering looking at a vacant lot to build new...pros/cons? Thanks.
