Getting started investing in R.E. in Miami, FL

Hello BiggerPockets community,

My name is Gino Forte, I'm a Realtor based in Miami, FL. I'm fairly new to investing, I've attended plenty of seminars and have done lots of reading on investing, both online and offline but I've yet to do my first deal. Heck, I haven't even started marketing yet. I was wondering if there is anyone that would like to give me any tips or pointers starting off in REI at this point in time. Also, if anyone would like to mentor me I would be completely open to that idea. I know nothing comes free, so I don't expect that, but I can offer great value to your business because I do hold a real estate license which means I can find deals on the MLS, run Comparable Market Analysis', run Cash Buyer information lists; among other things. I hope someone reading this can extend a helping hand, even if it's just some tips and tricks of the trade and not mentoring, but hey mentoring will be great also lol.
