Finding cash buyers, How important is that?

I want to start off by explaining why you should spend 70% of your time finding new buyers if you are interested in wholesaling properties. There are tons of cash buyer investors out there. They all want something different. Some may want properties in specific geographical locations, some want different types of equity. Different values need different buyers!!!

Below find some good ways to find cash buyers

*INTERNET SEARCH ENGINES: Utilize key word searches for cash buyers. Type something like real estate investors, investment real estate. Add you city to the back of the search title to focus more on where you are located.

*AUCTIONS: There are tons of real estate auctions out there. Guess who are there? Investors. Call the courthouses 60 mile radius of you and just drop by and visit them. There are also private real estate auctions. Go get cards, shake hands and let them know that you are in the marketplace and have off-market properties

*WEBSITE: Backpage, Ebay Classifieds, Craigslist...Investors will sell there properties on these sites. CALL THEM. Use search criteria like investment property, investor owned. FSBO, fixerupper. These are generally investors selling there properties.

*BANDIT SIGNS: Call every bandit sign that you see. They are looking for properties to buy and guess what, you have ones to sell. Also, there are billboards with the same advertisement.

*REIA CLUBS: There are tons of the clubs out there. Go to the clubs and mingle, get business cards.

*BIGGER POCKETS: Pay for a pro account and post ads in market place looking for cash buyers

The point is, add all these people to your buyers list and send them your marketing emails etc. Don't ever stop adding to your buyers list. If you think wow, I have found 100 buyers I am good. Truth is you are not. Buyers dry up
