My question is which is a better overall house to have as an owner occupier. A duplex triplex or Quad. I'm about to get financing for these type of houses, and Im not sure which one I should buy. I was thinking triplex because of the potential to have all my expenses covered.

 There are a lot of posts and tools available on BP to help determine the potential profitability of a rental property. I'd suggest you check out the file place or the rental properties calculator. 

There are some great how-to guides available as well, including on analyzing properties. Just look at the top of the page under "Learn".

Brandon Turner authored a number of the guides you'll see there, and he loves "house hacking", which is what you are describing.

It all comes down to what you are looking to get from the property. If you'd plan on selling the property anytime soon, you might have more opportunities with duplexes. If you plan on holding for a while, you might have better cash flow with a fourplex. But it's really up to the numbers and the property.
