Hello all Minnesota Twin City area investors

My name is Brian and I have been wanting to jump into real estate investing for a few years now. I have spent this time trying to learn everything I can and am getting tired of having nothing to show for it. My next door neighbor is a real estate investor, owns a small apartment complex at the very least. Not sure what kind of reaction I would get from him being we have only been neighbors for about a year and half. Always been to busy to really spend time to get to know one another.

I'm constantly thinking about real estate, and it's a tickle I need to start scratching just having a hard time figuring out the financing part of it. I want to do it bad, have NO money in which to do it but the heart and drive I know that success would not be an issue. 

Have reached out to a certain special real estate agent investor type group, I won't mention names but don't seem to be going in the direction I want to go.

Want to flip houses more then anything, want some rentals fore sure.
