Hi guys!

My name is Shannon Webb and I just joined BP last night. I have been wanting to get in the real estate field for some time now, and with the encouragement of a lot of you, I believe I am ready to get the ball rolling! With that being said, I run into a couple of sellers through the REIA website in my nearby area and have found some properties that true investors such as your selves may be interested in.

*let me say this* I am by no means a expert on what I am looking for when assessing the photos but common sense tells me to look for major structural damage such as roofing, and things like walls being intact and plumbing being where it is supposed to be. I've been listening to you all when you say the 70% rule, and know that a good deal starts when the value of a house after repairs is 30% more than what you buy it for plus the repairs. And I think I am running across a few good deals. 

The houses that I have found are in the Atlanta, Ga and would love to hear your input. If you are a re-habber or know someone who is looking for a deal please keep me in mind! Since the local REIA doesn't meet for another 3 weeks, I figured I would start with my new-found family! If I am wrong for this let me know, If its okay that I come to you all, PLEASE steer me in the right direction! Thank you so much for reading, I really look forward to being a part Bigger Pockets!
