House flipping income

I am a little new into REI, I have my first rental property and right now I am either looking for another good rental, or a good flip to get a good lump income. I was wondering if people recommend if you make a decent amount of money from a flip, if you should use the funds to pay off loans first, or to use that money to go into your next few properties? Thanks
