Small investment options, 20K to 50K to invest in RE

My wife, and I, are interested in getting into RE investing. We have completed one deal, as a simple investor, in a flipped house. We would have 20K to 50K to use. What are some of the options for getting started in this, with this amount of money ?

We would also like to, eventually, get one rental property.

In the Denver area.
