Brokers Proforma - How Do I Verify?

Hello All!  I'm a just getting started with investing and while listening to the BP podcasts I've heard multiple times that you cannot depend on the information included in the brokers proforma.  With this being the case, how do I go about validating/verifying the information provided about a property that I'm interested in? (4-unit 100% occupied apartment bldg.)
