1st Purchase ! Duplex for 105k

I'm looking to purchase a duplex for only 105k. There's two units, two bedrooms each, and one unit already has tenants in place. I'm looking to finance with a FHA loan and immediately look to fill the other unit. What are your thoughts? This will be my first purchase!
