Finding FSBO properties and offering a "subject to" or "lease option". What are pros and cons?

Thanks to BP I can ask all of you savvy folks some of my ideas! I want to create a for sale by owner (FSBO) list to offer "subject to" and/or "lease option" in a hot rental market place. What do you guys think about investing time to help property owners pay they're mortgage while helping a new tenant get settled? Thanks in advanced for your opinions.
