Found foundation termite damage in potential rental...WWYD?

Our bid got accepted for a little 2 BD 1 BA house contingent upon inspection.  Upon inspection found there was significant termite damage to the main beams. The house should close for $18k. Should be able to cash flow $250-300. The repairs with us doing the labor we expect to cost $9000 to get it walk-in ready. What are your thoughts on this deal?
