A Vacant Duplex ...

Hello Everyone.

So... There is the duplex that I drive by everyday and it has been vacant for about 2 years. From what I can see it is in decent shape. I pulled a report on it and so far reading it has been like trying to understand the Matrix. I know that I know that I know, there is an opportunity here to make some money. I just have no idea which angle I should present to the owner. I'm seriously new at this so I'm interested in no money down options as well. Whatever information you could give me would be greatly appreciated.
