Seeking for advice for investing inheritance

Hello BP,

I'm new over here, really liking it so far what I read :)

I inherited a good amount of money and willing to invest this to create a good cash flow to live off.

So lets say, I want to create a 10k p/m rental income.

Why should i take a mortage or not.

If I dont need a loan to buy rental properties, would u still advice to do it because of the loan interest? In that way im going to need a lot more properties to reach 10k p/m, if I dont take a loan less properties, less maintenance and more cash flow.. Hope u guys understand my "idea" and are willing to advise me.
