Indiana Assignment closing advice.
Hello, wealth of internet knowledge.
I'm a new wholesaler in Indiana and have some leads and some buyers ready to go. I spoke to a guy that went to a seminar that is from the area and has been flipping houses for 11 years and he told me that his closing agent/lawyer told him that assignment closings are not legal in Indiana. He said you have to be a broker. Something to do with capital gains and commission. I have no idea.
Does anyone know?
I'm an avid listener to some podcasts and I've never heard this come up. I've talked to three title companies in town and none of them had ever heard of an assignment closing. The places told me they'd talk to their legal people and let me know....that was a week ago and I haven't heard a word. I'll be making some phone calls tomorrow to follow up.
Can anyone give me some guidance?

@Ryan Pemberton He's wrong. Find a new title company I'd say. If you are looking in Indianapolis I can give you a couple of recommendations, but I see from your location you are probably targeting Evansville. But yeah, whoever said that is not correct.
