Everybody has to start somewhere !

Hey everyone on the BP network, I have a couple of question I thought some of you might be able to assist me with. Just to give you a little bit of my back story, I have been researching wholesaling for a while and believe I know enough to actually get started flipping contracts. I've already created a website myself to acquire leads, made myself visible on social media sites, made business cards, sent a couple of letters to houses that looked abandon through driving for dollars (no responds), and continuously tell new people that I am an investor who is purchasing homes in the area and would give them referrals if they assist me in finding a motivated seller. I don't have much money to spend on ordering postcards, bandit signs or buying leads online. I would like some assist on knowing what I could do to get more leads based on the situation that I am currently in? If any investors know of any investor friendly title companies in the central NJ area that I would be able to close with? Also if you know of any realtor's in my area in which I could work out a deal with to acquire a list of cash buyers who have previously bought house recently and/or could run comps for the properties I acquire.

If you have any advice, please feel free to give me your opinions; All words of advice are taken into consideration !

First of all welcome to BP @Alexander Rivas 

One of the best ways in my opinion to find deals with limited money is to track down owners of vacant houses. Wholesaling is not easy. In fact it is downright hard. But it is something that can be done with modest financial resources.
