Hello Bigger Pockets Friends!

My name is David and I live in Dayton, OH. 

A Little more about me: I am a 22 year old realtor (and full time student at a local university). I have been interested in real estate investment since about the age of 12 and decided to get licensed 2.5 years ago with the mindset that I wanted to learn that side of real estate (all things real estate fascinate me). It's worked out pretty well and I've made some money while learning at the same time.

I feel as though it's finally time to move from residential sales to investing. I have educated myself over the last 10 years on real estate investing--seminars, books, podcasts, blogs, market research, etc. I know my market pretty well having been a realtor for the last 2.5 years.

Since funds are limited (who knew being an adult would be so expensive?! ;)), I'm mainly looking to build my network, or sphere of influence at this point. 

Any tips/advice for a newbie are ALWAYS appreciated as I know this learning process will never end!
