What to ask Motivated Sellers? (Wholesaling)

I have seen a few for sale by owner signs. I would like to know exactly what is it that you guys say to a motivated seller/FSBO? I have not done any wholesale deals yet and I am hoping this would speed up the process. My issue is I am not sure what to when I call a seller. Would anyone give me some pointers on what to say or ask when I contact a FSBO or any motivated seller?
