Fair equity to give my investor funding my first investment.

Hi,

Long time lurker posting for my first time.

Just wanted to see what you all thought was a fair equity to give an investor putting 80% of the cash for my first REI deal (other 20% is coming out of pocket).

Planning on either holding and flipping in a year or flipping right away.

Initially thought to split equity vs capital on the rental and than split 50/50 on the profits from the flip.

I want to be fair to my investor so thought i would seek advice on how it's typically done.
