Wholesaling on Banked Owned Property???

Does anyone know how a wholesale deal will work if the seller is behind on payments, lost their job or needs to move? In other words they are highly motivated to sell even with being upside or a balance owed to the bank. How does this play out when offering a cash discount price then selling the equitable rights to a cash buyer/investor?
