I contribute my first deal to dumb luck. My business partner and I decided to start investing in land. We researched and researched an area in NW Florida. We come across a piece of Multi-Family zoned land for $20,000. This property was zoned for 40 units. Not 6 weeks later we got a call from a group out of NY that was buying all the multi-family they could get their hands on. They offered us 80K, we countered and ended up selling for $120,000. Later they resold it for $210,000.

After that we formed a company buying and selling land.
