Cold calls / Signage, finding deals

Hello All

As the market starts to pickup seems the Cash flow starts to dwindle.

Seeing more and more discussions on the Cold calls, signage and other options of locating good deals.

I'm guessing you might field some calls from folks looking to sell there house if they can get their retail price.  But for someone like me with 20k available and able to finance the difference what am I looking for?  Someone about to list a home and I possibly save realtor fee's?  Someone about to go into foreclosure? Any examples would be greatly appreciated.
