How to Study and Evaluate the Real Estate Market

Hello,

I'm new to investing and I have a question.. I'm looking to start out wholesaling multifamily units, and right now, I'm currently saving to purchase my  first investment property. In the mean while, how do I go about studying and researching the real estate market  in my area..What do I look for? What questions do I ask myself? How do I determine a bad deal versus a good opportunity?
