DONT KNOW WHERE TO START

so im 23 years old make about 40k a year. Im wanting to get started on a rental property. i have really good credit but i just bought a house a year and half ago for my family. I want to know if im wanting to get in this business if its even possible if i have a mortgage already? im just so new to this that i dont even know what questions to ask to get me started.
