Contract For Investors

I have started an development company and have multiple investors looking so front mony to us.

Trying to find a solid investor contract that details that the investor will get a 20% return on the money that they invest.   Ever contract I see say that the investor will have a % in the company.  Anyone has a contract that could share I would be thankful.
