How many consistent Leads should I have before I approach a local investor.

Before you read the post please know I am not asking for a mentor in this post but what would be a good value to present to a local investor (that i would research and find) to mentor under them 

Hello, I am a New investor and I decided to find myself a mentor in my area, but after watching one of the bigger pocket podcasts which said I should bring some value  I started contacting sellers and getting them to send me leads or their own deals. 

so far i have one really consistent investor sending a lot of property deals, and then i have one from time to time lead. 

My question is would this be enough value to offer a local investor or should I wait to get more consistent leads.
