Using the Real Estate Association Contract for wholesaling and flips

Hello all, this is my 2nd deal!  I have discovered a great property that I can either wholesale or fix and flip.  The realtor who showed me the house asked if he could represent me.  I thought fine, he has some experience with another flipper in the area.  I had him write up the contract and he gives me this 36 page document--the MAR!  OMG, I freaked out.  My contract is 2 pages long and I don't feel at all comfortable signing off on such a large document.  Can you tell me your experiences using the State REA contract.  Should I just calm down and go for it?
