As a Beginner in Rentals, how much funding will be enough & where would you start(single family,condos,townhomes)?

Hi Everyone, I've been browsing & reading different forums. As a beginner in rental properties how much funding would you need to get started & where would you start? Should beginners start out with single family homes, condos or townhomes? And if an individual or a group pools together their funds lets say around $200,000 what would you do & start?
