Bird Dogging Or Lead Generator?

Hello, my name is Natasja van Musscher and since I first started learning about real estate investing 3 months ago, I'm hooked!

At this point I have decided I learned a lot from surfing the net, reading books and attending webinars, but it's time to take action!

I have been an internet marketer for 9 years and I think I can put my knowledge to good use. However, I'm not sure how exactly: bird dogging or lead generation?

I'm in The Netherlands, so I won't be able to scout neighbourhoods. However, I am absolutely capable to find fsbo leads, (pre) foreclosures), absentee owners, out of state owners and auctions. I can find wholesale properties easily and I can network.

I'm looking for an investor/ real estate agent that  can give me some kind of input on how to proceed. 

Unlike many, I don't want to make tens of thousands of dollars a month. In fact, I don't want to buy property myself at this point. I just want to do what I'm good at and hope you can show me the way to do it.

I'm looking forward to your advice!
