Investing using OPM
I'm looking to start out investing in single family homes to start, most likely a fix and flip. However, I will need to find a way to use OPM in order to begin. If I use a hard money lender, it's possible that I will only be granted either 80% of the down payment for a foreclosed home or 65% of the ARV. However, I want to find a way where none of my own money is being used. What are some of the avenues that I can go with this?
