Which works better for a starter?

Which one could lead to a better cash flow based on your experience?

Flipping a house in a hot neighborhood.

Flipping a house in an area with potential significant growth within 4-5 years and holding (renting) it. 

Buying rental properties (Multifamily)

Buying a house in a hot neighborhood and renovating it then selling or holding it.

I have just started spending more time to increase my knowledge in this field. As a starter I am pretty well prepared in terms of finance, and knowing talented people who can spend good amount of time helping me with renovation/flipping.

I would appreciate your recommendations.
