looking for rentals (marketing)

I've just bought a duplex using mls. This looks like the last rental I will be buying off MLS. Not much seems to cash flow due to the fact that these are retail prices. I want to run an ad in a local flyer. It is distributed in all the local restaurants and businesses and has jokes, horoscopes, trivia and local advertising around the perimeter of the flyer. I thought this would be a good place to start my hunt for landlords looking to get rid of their rental properties. The truth is, I have no idea what I'm going to say in this add. Any thoughts. I'm looking for homes I can pick up at a bargain and anything from 1-4 units. Can someone give me some tips on how to approach the info in this ad, i.e. making it eye catching and target desperate sellers.
