leverage my primary or ask a bank

Please help want to buy rental and the question is to use equity in primary or ask for other financing the numbers are 55 on primary ,15 in existing heloc, driveby appraisal on prim is 140000 and the rental I will not pay more than 30 to meet 50 percent rule. The banks never want to forfeit the info if I don't have my ducks in a row they will not help. I feel now is a great time to invest he forums keep rockin the podcast BP.
