Making an offer

Well I want to take one more step and am interested in making a few offers on some local properties. I'm pretty sure they wont get accepted but I still need to get the experience obviously.

Do I need to write up my own offer sheet? Or will the realtor already have a form that basically just has an open line for an offer and conditions?

And what is my escape route if it does actually get accepted and then I do my research and am not interested? Subject to financing?
