Roadblock

So we have what we think is a great deal. Our hard money lender is in but we have a little problem called money. We a very new and cash strapped, the deal is a going to be a winner but the hard money lender, who is lending us 70% of the ARV, needs to see that we have reserves to cover the loan payments. Because this is a large deal money wise for us, the ARV is $900,000 and because this is our first deal we don't have any reserves built up yet. Does anyone out there have any ideas as to how to get over this roadblock? We dont want to lose this deal.
