What is the formula for rental income?

My ex is taking me to court as I've recently started renting my townhouse. 

Since I live with my finance, the townhouse is technically still my primary residence, but being in a small community this news travels fast.

Is there a formula, general or specific to PA, that show your actual income?  

Mortgage is $800, HOA is $70...I rent it for $1325.00 a month. How much of that is actual income? I know you are allowed X% for maintenance etc...

Just looking for some basic advice..
