I came across an imposter in Houston
I know that sounds harsh but….I replied to a BP post (via a keyword I had set-up) by a woman who linked to her website where she had properties available. We exchanged a few emails. She stated she was a whole-seller and a licensed agent and wanted to move to flipping. I explained I am looking for my first flip and gave her some details. I liked the fact that she said seller’s fees could be avoided (by her being and agent). And she liked that I have a Hard Money Pre-approval Letter and the fact that my dad is my contractor (he has 30+ year’s experience in construction). She seemed completely legit so I agreed to meet with her (in a public place) to discuss a deal. We were to meet Friday morning (7/18). To continue my due diligence I went back to her profile tonight (7/17) to see if she had any other posts to her links. Low and behold her profile is gone (she was a new user). I can no longer find her name or her company on the web (other than a completely different person with the same name in another city). I emailed her 4 hours ago saying “I am continuing my due diligence and I went to your post, your profile is gone, why?” She has not replied. Part of me wants to say her name and company but I think it’s pointless because I believe it was just an alias. I’m wondering if “she” will show up as some other person, another day. Lesson learned early, THANKFULLY!! The hunt continues for my first flip! Wouldn't have gotten to this point without the help of some awesome BP people I have met and/or chatted with.

Just couple of days ago I was talking to another BP investor and we both thought that to some degree you have to look at working with someone on BP as online dating. Just like on online dating websites, people can post any picture to get more attention to their profile, the same way anyone here can post anything about their experience to attract more attention.
You wouldn't commit to someone from one of those online dating websites without meeting them and getting to know them better. The same way, I think it's very important to meet the person and learn more about their business if you are going to develop a long-term business relationship with them. Unfortunately, there is no way to verify any of the information or experience that the person has before they start posting here.
