Moving on to my next deal

I currently own a 3/2 with a 1/1 downstairs and my wife and I want to move on to our next property and rent the current property out. We have 150,000 in equity in the property and would like to use that to fund our next. I'm looking for suggestions on how to use the equity. I'm aware we can refinance or LOC but I'm just looking for more options.

Can anyone help
