BP Members . . . Please help me decide where to call home!

Dear BP Members, 

I recently found BP and am totally addicted to it!  For the last couple of weeks I've spent at least a couple hours each day listening to BP podcasts and reading forum posts on the BP website.  Listening to the great guests interviewed by Josh and Brandon and reading all the interesting posts by you folks has really helped me to get motivated about getting started in real estate. 

For the last four years I've been a full-time RVer and have been travelling throughout the United States. I'm finally ready to settle down (at least for a few years) and want to start building a portfolio of rental properties (SFR and multi-family) over the next decade in order to replace my earned income.

Since I have the luxury of being able to live anywhere I choose (i.e. no kids, no spouse, current job is virtual . . . yeah . . it's a GREAT life!), I'd like to get your ideas about places I might consider making my new home.  I'd like to find an area where property prices are still affordable and the rent/price ratio is high so that I could create some decent cash flows.  

I don't have many limitations about where I go, but California is not an option as that's where I was raised and have no desire to go back.  

Thank you for any suggestions and I look forward to meeting some of you as I make my way around the many forums on the BP website!
