Commercial vs Residential Agency ?
I started learning about Real estate about a year ago. I have read books and read a handful of post on BP already. But like many others have mentioned I would like to earn while I learn.
I am currently in banking. My primary goal in real estate is to acquire property's that cash flow higher then avg, and require less management and headaches( by me at least). The plan is to become either a Commercial agent, Residential agent or a mortgage broker.
I like these careers because they will allow me to learn while I earn and there is no cap on what I can make. It is all based on how well I can do. I will then use the cash I make to invest in cash flow property's.
The question- For my goals should I focus on commercial or residential? Or possibly even mortgagee...

Commercial all the way for me.
You can't be mediocre or you will get eaten alive. I work everyday to be better than any other broker out there.
It's not for the faint of heart but I love owning my own company and controlling my destiny. I am on the transacting side and I do not manage anything. It's a low return business with headaches. The headaches are smaller than residential PM work and more normal business hours but I enjoy transacting and putting deals together.
