First deal

I own two pieces of property (land). I spoke to a bank they said I could pledge a piece of property I own valued at 8000 for the down payment and repair fees....the owner is selling at 22000 the ARV should be a little better than 40000 I have to put 4000 in repairs. I will recieve 550$ in rents but the banker told me my loan would be 30000 does all this look good
