Newbie from Northern Virginia

I'm new to BP and Real Estate Investing. I am 27 years old and live in Northern Virginia (Arlington). I have been consuming as much information from BP as possible since I found it a few weeks ago. I work full time in IT in a job I don't hate and the strategy that I feel is right for me is buy and hold.

Based on my initial research it seems like in the DC metro area it is hard to find cash flowing properties. For this reason I have been looking more in the Richmond Virginia area as the housing prices are generally cheaper and it seems easier to find cash flowing properties. Richmond is about an hour from where I currently live.

Just wanted to introduce myself to the forum. I look forward to learning more from all the great people on Bigger Pockets. I hope to make it to a REI meetup soon.
