Eager to get started but need advice !

Hi guys, love the forum and have been an avid reader for awhile. I need some advice in regards to starting. A quick disclaimer I am rebuilding credit and cannot get financing traditionally. Is it recommended to clean up my credit first before investing? I have read about syndication deals where people have put together great deals and found investors to fund the deals for an equity and profit share. I bought a few properties around 2005 that have dropped in value tremendously. I want to get back into investing but with no credit and little cash is it even possible ?

My goal is to buy and hold long term could I do a syndication deal long term with no money down Or do these rye of deals need to be turned quick for a profit ? Thanks !
