The Novice Investor Quick 1-pg. Resource Guide

Hello everyone!

So, I need your help with compiling a reference sheet to include the resources that Ill need once I purchase an investment property in Atlanta (I live in Cali). Here's what I have so far...

- Census Bureau stats (for % of homeowners to renters and other stats?)

- State of GA website (general pop. projection info, tenant/LL handbook)

- Atlanta Housing Authority (I may rent to section 8)

- property management companies (How do I find a reputable one?)

Please add to the list! I'm in the beginning stages, so I'm trying to condense all of the information out there to must have resources/references everyone needs in the beginning stages.

That makes more sense. Here are a few resources to help you.

1. www.city-data.com/Atlanta - look at the demographics down to zip code level and visit the online forums where they discuss neighborhoods. A lot of the information in the forums is dated, so take the older stuff with a grain of salt. Avg house age is great from this source.

2. www.curbed.com/atlanta is also a good reference for areas that are hot and what's going on in each area.

3. Homesnap, Redfin, and Zillow do local level analyses at the zip level as well. They talk more about days on the market, home prices, etc. Sales data, inventory, etc. for market analysis is good from these.
