New, starting up question

Good morning everyone. I am new to this site, my fiancé introduced me to it when we started talking about buying investment properties. We are looking into foreclosure to see what we can find to fix up and rent out. Kind of a silly question, but what is the number one thing you look at when buying investment properties ? I tend to look at location, since when I have to sell it one day, I want it to be in a good area. What are your helpful hints? Thank you! Emily
