Hi BP community,

I am investigating first buy & hold rental deals. I found this house online. I think it is a deal if it could be had for the right price. I would like to ask your professional opinions on if the numbers look good to you and what price it would need to be had at to make it work. I know it is section 8 but I think that may be a niche as they don't seem to be scooped up as fast as other investment properties in my area. So, as a new investor, would this work at the sellers asking price? If no, what would it need to be priced at to meet the criteria of a cash flowing deal.

I plan to use this as a template whereupon to judge other similar potential rental deals.
