First Timer looking for HELP PLEASE!!!!

Hello everyone!

So I'm new to this whole thing I have been on this site for a few months reading as many adds as I can.

I am selling a rental property I bought a few years ago in California which I originally bought as my primary property.

I will have a decent amount of capitol and need a mentor to help me maybe through the first one.

I'm looking for a cashflow or even a buy and flip but don't know where to start.

I looked at some turnkeys but understand the downfalls.

I've look at differnet properties but would just like a hand on the first few

Would anyone with a good amount of knowledge and that maybe lives local be willing to take me under there wing for a deal or two?
