Good markets near Las Vegas for a beginner - Investment Rental Property

Hello Yall! 

New to investing and very eager to get started. I make $95k/year and bought my first home (primary residence) with a conventional loan in 2022 for $404,000. 2 bed2bath in SouthWest Vegas (great neighborhood). 3% down and $2,000 mortgage. I rent out my guest room for $800. 

I have saved around $15k to invest in real estate. I want to either: 

1. Buy a new single family home or du-quadplex and househack it. Rent out my current home in Vegas. And eventually repeat. Renting out the new house hack and buying my next property. 

or 

2. Stay at my home in Vegas and buy an investment rental property and either fix it up or just rent it out. 

I am reading here that it is advised that beginners start with a property within 2 hours driving distance. Does anyone know of some good neighborhoods or markets that are affordable within 2 hours driving distance to Vegas?  


I can likely get approved for a conventional loan up to $360,000.
