How to make formal offer withOUT buyers broker?

Hi,

I did a driveby of a prop in need of rehab and want to make a cash offer (basically for lot value). Does anyone have a template I can use for such? Or can I simply send an email with my offer price to the listing agent/broker?

If it's a listed property, you should make your offer on the CA realtor board contract. That being said, In most cases you are really not well served by making the offer directly to the listing agent, especially if the property is an REO. Why not find a buyer's agent? They're free, they work for you and they make sure your offer is considered. Many So Cal listing agents will ignore unrepresented buyers. You may have heard that you should make your offer directly to the agent because the agent is more likely to accept it because they'll get the full commission. This is simply not true. Many agents are not interested in dual representation and will not work directly with unrepresented buyers.
