Leveraging Quit Claimed Propery

I bought a SFR from a trust that buys Tax Lien properties. They quit claimed the tax deed to me. I have had it for a year and rented for 8 months. I'm trying to figure out how to present it to a loan officer so I can borrow half of its value for a new project.
